San Benito October 2026 online tax sale — 21 parcels, and five of them drew no bid at last year's sale
What this is
San Benito's list is short and comes in three kinds. Eight are neighbouring town lots on Third Street in San Juan Bautista, each between 4,635 and 7,089 square feet, opening between $6,512 and $8,250 against assessed values of $35,978 to $54,937. A ninth, 3.52 acres on the same street, opens at $125,599.
Four are large or commercial. 64.36 acres of row crops on Frazier Lake Road near Hollister, 69.81 acres of grazing land on San Juan Canyon Road, 40.7 acres on Panoche Road with a building on it, and 1.08 acres of industrial land on Aerostar Drive in Hollister. Each opens at under a seventh of its assessed value. One more is a house in Hollister built in 1993, which the assessor carries at $694,069.
Seven are one-acre lots in Griswold Hills, a subdivision in the far east of the county. Six of them have no value on the assessor's roll. Five were offered at the county's October 2025 sale and nobody bid, and each comes back this year at a higher opening bid. At that sale the only parcel that sold went for 5.6 times its opening bid; in July 2024 the one sale went for 2.5 times.
How to read the columns
Bid ÷ assessed is the opening bid divided by the assessor's current roll value for land and improvements, read from the assessor's own page for each parcel. Six Griswold Hills parcels show no roll value there, so they have no ratio and are marked No value on file. Assessed value is the county's figure for tax purposes and can sit far from market value. Screen puts each parcel in a bracket from that ratio, and Flags names the specific things that cost money.

What the screen says
- Deep discount
- Opens at a quarter of the county's assessed value or less.
- Near value
- Opens between 60% and 100% of assessed value — little headroom.
- No value on file
- The assessor carries no value for this parcel, so there is nothing to screen the bid against. An unknown, not a bargain.
- Offered before, didn't sell
- This parcel was in the county's previous sale and drew no bid. The market has already seen it once and passed. A lower opening bid this time is the county trying again, not a discount someone missed.
- Structure on record
- The county's records show something built here: improvement value on the assessor's roll, or a year built on its parcel map. That can be the asset or it can be the liability — a derelict building is a demolition bill, and an occupied one is a possession problem.

Source: San Benito County Tax Collector, Notice of Public Auction on October 30, 2026 (R&T Code 3702, executed October 6, 2026), shown on the county's schedule page. Joined to the San Benito County Assessor's parcel pages for roll values, lot size, use and year built, and to the county's Open_Data_Parcels layer for acreage and location. Re-offers from the county's published results of its October 2025 sale.. All 21 parcels read from the county's notice and matched by APN to the assessor's page, 21 of 21, and to the county's parcel layer, 21 of 21. Opening bids were checked against a second, independent reading of the same notice and agree to the cent. Assessed value is a county figure, not a market appraisal. The list is the county's position on October 6; owners can redeem until October 29, and the county says some already have.
