Placer October 2026 tax land sale — 43 parcels, and 13 of them open above what the county says they are worth

What this is

Placer publishes its sale list as a plain table on its own website, minimum bids included, which makes it the most open county we have looked at. We took all 43 parcels and joined each one to the county assessor's published parcel layer for land value, structure value and acreage, so the opening bid can be read against something other than itself.

The result splits hard. Twenty-two parcels open at a quarter of assessed value or less, and thirteen open above it — in one case at fifty times the county's own figure. Both facts come out of the same list, which is why a list of prices on its own tells you very little.

Fourteen of the 43 were already offered at the 2025 sale, and thirteen of those did not sell. Placer cut their minimums for this year, in the Truckee block by around 42 percent. A price cut on an unsold parcel is information: the market saw these at a higher number and passed.

Six parcels are marked sealed bid rather than open outcry. The county's page does not explain what that changes for a bidder, so ask the Land Sale Unit before you plan around one.

How to read the columns

Bid ÷ assessed is the opening bid divided by the county's total assessed value — lower means a bigger paper discount. It is a screen, not a verdict: assessed value is a county figure, not a market appraisal, and in California it is anchored to the last change of ownership, so a long-held parcel can be assessed far under what it would fetch. Screen puts each parcel in a band from that ratio, and Flags names the specific things that cost money. Item is the number the county uses and the number the auctioneer will call in the room. What the screen says

Deep discount
Opens at a quarter of the county's assessed value or less.
Discount
Opens between a quarter and 60% of assessed value.
Near value
Opens between 60% and 100% of assessed value — little headroom.
Above assessed
Opens for MORE than the county's own total assessed value. You are paying a premium on day one, before costs.
No value on file
The assessor carries no value for this parcel, so there is nothing to screen the bid against. An unknown, not a bargain.
Structure on record
The assessor carries improvement value here, so something is built on it. That can be the asset or it can be the liability — a derelict building is a demolition bill, and an occupied one is a possession problem.
Offered before, didn't sell
This parcel was in the county's previous sale and drew no bid. The market has already seen it once and passed. A lower opening bid this time is the county trying again, not a discount someone missed.
Nominal assessment
The county's total assessed value here is under $1,000, which is not a statement of what the parcel is worth — it is a leftover from an old nominal-value transfer that Proposition 13 has never re-based. The ratio beside it is arithmetic, not a screen: a huge number means the assessment is tiny, not that the price is outrageous.

Source: Placer County Tax Land Sale property list (October 21, 2026) joined to the Placer County assessor parcel layer (County_Parcels_-_Public_View, Placer GIS Services), with the county's published 2025 sale results used to identify re-offers. All 43 listed parcels matched to the county's own assessor layer by APN — 43 of 43 — then screened by opening-bid-to-assessed-value ratio. Assessed figures were checked against the county's published 2025 values and came out exactly 2% higher, the Proposition 13 annual adjustment, confirming the layer carries the current roll. Assessed value is a county figure, not a market appraisal — a screen, not a verdict. Two parcels carry no assessed value at all and cannot be screened.
