Mariposa August 2026 sale — the 13 parcels that reached the block
What this is
The county noticed 24 items for its August 6 auction. Ten were redeemed and one was pulled, which left 13 on the block — the table below. We took every one of the 13 and looked it up in Mariposa County's own assessor parcel layer to pull the land value, any structure value, and the acreage, so the opening bid can be read against something other than itself.
All 13 open below their assessed value, between 0.11× and 0.58× of it. That is not the usual picture: in San Bernardino's July sale, most priced parcels opened at or above the county's entire assessed value, which is why that read was mostly about what to throw out. Here the whole list clears that bar, so the table is sorted by bid-to-assessed ratio, biggest discount first, and the work is telling the discounts apart.
One cost applies to every single parcel and is not in the opening bid: the notice marks all 13 SPECIAL ASSESSMENTS, and states plainly that these are a lien on the property. Whatever you bid, they come with it. The county's information packet is the place to price them before you commit.
Nine are marked LAND ONLY by the county and four LAND/IMPROVEMENTS. Those are the county's own words from the notice, so that is what the table shows. Worth knowing: on one parcel the notice calls LAND ONLY, item 5, the assessor still carries $1,176 of structure value. We left the notice's wording alone and are flagging the mismatch rather than picking a winner.
How to read the columns
Bid ÷ assessed is the opening bid divided by the county's total assessed value — lower means a bigger paper discount. It is a screen, not a verdict: assessed value is a county figure, not a market appraisal, and in California it is anchored to the last change of ownership, so a long-held parcel can be assessed far under what it would fetch. County land value is the assessor's land-only figure, which is the more useful number on the nine parcels with nothing built on them. Item is the number the notice uses, and the number the auctioneer will call in the room. Use the copy button beside any APN to grab it, then search it on the county's public GIS viewer.
