Sale briefs

A sale brief is our full pipeline output for one upcoming California tax-deed sale: the ranked shortlist, the per-parcel reasoning, the trap checks, and a CSV. One sale, one price — $29 if you pre-order early, $49 once it's published. Not a subscription. Not a course.

What you get, every time

  • The ranked shortlist — every parcel that survived the six filters, ordered so the most workable candidates sit on top.
  • Per-parcel reasoning — a short, plain-English read on each survivor and the specific next thing to check, with sources.
  • The five trap checks applied per row — paper lot, bulk-speculator cluster, HOA-forward exposure, Mello-Roos overlay, commercial-environmental risk — as flags you can scan.
  • A CSV export of the whole shortlist, so you can work it in your own spreadsheet.
  • The full standing diligence checklist — county GIS, title chain, environmental records, physical inspection, sale-morning bid confirmation.
What it isn't

Not a buy list, not a title search, not a guarantee the county data is correct. We surface and explain signals; you decide.

What arrives: an email with your download — the brief as a PDF plus the full shortlist as a CSV. The free sample is the same artifact, so you know its length and depth before you pay.

At $29, you shouldn't have to trust a sales page — you should see the actual thing. Below is a complete sample brief built from our Riverside worked example: the same shortlist format, the same per-parcel reasoning, the same trap badges, the same CSV you'd download. Nothing held back behind the paywall.

Before

A 946-line county PDF. Mostly paper lots and traps, no reasoning, no flags, no order.

After

A ranked shortlist of survivors, each with its risk flags and a plain-English read on what to check next.

Los Angeles County — October 2026 tax sale (auction 2026B)

Pre-order · sale October 17–20, 2026

Los Angeles County's next tax-deed auction runs October 17–20, 2026 on GovEase. The county hasn't published the final parcel list yet. The May 2026 board resolution covers roughly 1,250 properties, and the final auction list is typically smaller, because owners can pay up right until the deadline. We run our pipeline the moment the official list is out. Pre-order now for $29 and you get the finished brief well before bidding opens — or pay $49 once it's published. If we can't produce it for any reason, you're refunded in full automatically.

Sale: October 17–20, 2026 · Platform: GovEase · Final list size and survivor stats posted here once the county publishes — we don't guess.

$29 early-bird · $49 once published Pre-order the Los Angeles brief

How buying works

Checkout is handled by Lemon Squeezy — an established checkout provider that acts as the merchant of record, so your card details never touch this site. You pay once; there's no account to create and nothing recurring. For a published brief you get your download immediately. For a pre-order you get it the moment the brief goes live, with an email when it's ready. What arrives: an email with your download — the brief as a PDF plus the full shortlist as a CSV.

7-day, no-questions refund

If a brief doesn't help you, email hello@lot-brief.com within 7 days and we refund the full price. No form, no justification, no friction. We'd rather lose a sale than keep money from someone it didn't serve.
